Charging an EV at a Rented Parking Space or Garage in London

Many Londoners without a drive of their own rent a parking space or lock-up garage nearby, from a neighbour, a housing association or a private owner. Fitting a charger at a space you rent is possible, but there are a few extra things to sort out first. This post explains what to check. It is general information, not legal advice.

Get written permission from the owner

You will need the owner's agreement before any work starts, ideally in writing. Agree who owns the charger, whether it can be removed when you leave, and who pays for any repairs. If the space is part of a block or estate, the freeholder or managing agent may also need to approve.

Where will the power come from

This is the key question. A charger needs a supply, and in a rented space there are usually three options:

  • A supply from your own home, if the space is right next to it and a cable route is possible.
  • A supply from the owner's property, with the charger's energy use metered and repaid.
  • A new supply to the garage or space from the network operator, which can take time and cost more.

Lock-up garages often have no power at all, or only a small old supply that is not suitable for charging.

Cables across pavements are not the answer

Running a lead across a public pavement from your house to a space on the road creates a trip hazard and may not be allowed by your council. Some London boroughs are trialling approved cable channels, so check with your council if this is your only option. Our guide to charging without a driveway covers other routes.

Security and access

A charger in a garage or a space that is not overlooked should be locked or set to need app or card access, so others cannot use it. A post-mounted charger may suit an open space. See our guide on post or wall mounted chargers.

When you move out

Agree in advance whether the charger stays or goes. Our guide on moving house with an EV charger covers the same question for homeowners.

Energy North Ltd surveys and installs chargers across North, East and West London with City & Guilds certified electricians, and can advise on the best supply route for a rented space. See our EV charger installation page.
